RICS Level 3 Building Survey

An RICS Level 3 Report, also known as a Building Survey or Full Building Survey, is a comprehensive, in-depth inspection and report on the condition of a property, typically conducted for buyers, homeowners, or investors. It is the highest level of survey offered by the Royal Institution of Chartered Surveyors (RICS).

Key Features of an RICS Level 3 Report:

  1. Detailed Inspection:

    • A thorough examination of the property, covering both the visible and accessible parts of the building. This includes structural elements like foundations, walls, roofs, and floors.

    • It may also assess hidden areas like attic spaces, cellars, and behind walls if possible.

  2. Condition Assessment:

    • The surveyor evaluates the overall condition of the property, identifying any potential or existing issues that could impact the structure or value of the property. These may include damp, woodworm, subsidence, or any other structural defects.

    • Any potential future maintenance issues are highlighted.

  3. Specific Advice:

    • The report offers clear and specific advice about repairs, maintenance, and whether there are any urgent issues that need immediate attention.

    • The survey may also include an estimated cost for repairs and advice on how to prioritize them.

  4. Comprehensive Report:

    • The report is typically more detailed than a Level 1 (Condition Report) or Level 2 (HomeBuyer Report). It provides a detailed breakdown of each area of the property, including the roof, windows, plumbing, electrical systems, and more.

    • The surveyor also includes detailed photographs and explanations to illustrate the findings.

  5. No Value or Market Advice:

    • Unlike the HomeBuyer Report, which may include an estimate of the market value of the property, the RICS Level 3 Report focuses entirely on the condition of the property rather than its market value.

When is a Level 3 Report Recommended?

  • It is typically recommended for older properties, larger buildings, or properties that are unusual or have been heavily modified.

  • It is also recommended for those looking to make an informed decision about purchasing a property or who need a detailed understanding of any defects or future repairs.

This report gives a detailed, expert opinion on the condition of a property, helping the buyer make an informed decision and potentially saving money on future repairs.
